EPC Assessor in Muswell Hill, London
N10 · London Borough of Haringey · nearest station Highgate or East Finchley (both Northern line) · North West Inner Belt
Muswell Hill has never had its own tube or Overground station — the nearest Northern line stops are Highgate and East Finchley, both a bus ride or a decent walk away. It did have a branch line once: the Muswell Hill Railway opened a station here in 1873 connecting to Alexandra Palace, but the line closed in 1954 and its route is now the Parkland Walk footpath. Much of the neighbourhood’s housing dates from the Edwardian building boom that followed, giving Muswell Hill Broadway its well-known parade of terracotta-fronted shops, and the area sits directly below Alexandra Palace, where the BBC ran the world’s first regular high-definition television service from 1936.
What is an EPC?
A domestic Energy Performance Certificate is a legal requirement when selling or letting a home in England and Wales. It rates the property’s energy efficiency from A (most efficient) to G (least efficient), and is valid for 10 years.
The 2030 rental deadline
From 1 October 2030, all privately rented homes must reach at least band C under the government’s Warm Homes Plan. If your current certificate is below a C — or has expired — it’s worth checking where you stand well before then.
