Colindale barely existed before the 20th century — just Colindale Lodge, a farm, and a handful of cottages. That changed when the aviator Claude Grahame-White set up a flying school on Hendon Aerodrome in 1911; the RAF took the site over in 1925 and flew from it until the 1950s, and it’s now home to the RAF Museum. The Northern line station, an Art Deco design that opened in 1924, triggered a wave of semi-detached housebuilding that had covered most of the area by 1939. More recently, the former aerodrome and the old Hendon Police College site have been redeveloped into the large Grahame Park and Beaufort Park estates, adding thousands of new flats alongside the interwar semis closer to the station.
What is an EPC?
A domestic Energy Performance Certificate is a legal requirement when selling or letting a home in England and Wales. It rates the property’s energy efficiency from A (most efficient) to G (least efficient), and is valid for 10 years.
The 2030 rental deadline
From 1 October 2030, all privately rented homes must reach at least band C under the government’s Warm Homes Plan. If your current certificate is below a C — or has expired — it’s worth checking where you stand well before then.
