Queen’s Park is one of the few London neighbourhoods split down the middle by a borough boundary: Kilburn Lane divides the Queen’s Park ward of the London Borough of Brent to the north from the separate Queen’s Park ward of the City of Westminster to the south, each electing its own councillors. The area was laid out from 1875 by the Artizans, Labourers and General Dwellings Company as planned streets of small terraced cottages for working Londoners, with the park itself — after which the station and neighbourhood are named — opening in 1887. That planned, uniform layout is unusual for us: rows built to a single pattern book tend to need very similar EPC work house to house, rather than the wide spread you get on an organically developed street.
What is an EPC?
A domestic Energy Performance Certificate is a legal requirement when selling or letting a home in England and Wales. It rates the property’s energy efficiency from A (most efficient) to G (least efficient), and is valid for 10 years.
The 2030 rental deadline
From 1 October 2030, all privately rented homes must reach at least band C under the government’s Warm Homes Plan. If your current certificate is below a C — or has expired — it’s worth checking where you stand well before then.
