Brent Cross West station opened in December 2023 — the first major new mainline station in London in over a decade — as the gateway to Brent Cross Town, an £8bn regeneration project expected to deliver around 6,700 new homes over the coming years. That makes this one of the few areas we cover where a real share of the properties are brand new rather than period conversions: new-build flats still need an EPC before they can be sold or let, and we’re seeing more of that work here as each phase of the development completes.
What is an EPC?
A domestic Energy Performance Certificate is a legal requirement when selling or letting a home in England and Wales. It rates the property’s energy efficiency from A (most efficient) to G (least efficient), and is valid for 10 years.
The 2030 rental deadline
From 1 October 2030, all privately rented homes must reach at least band C under the government’s Warm Homes Plan. If your current certificate is below a C — or has expired — it’s worth checking where you stand well before then.
